A land survey is a detailed map of a property that shows boundary lines, improvements (like buildings and fences), easements, in some cases topographical features and other legal details. Licensed professional land surveyors (PLS) use specialized equipment and research historical records to create an accurate representation of the land.
In New Jersey, land surveys are often required for real estate transactions, new construction projects, and property disputes. Many municipalities also require a survey before issuing permits for fences, pools, or home additions.

Corner Markers are permanent, physical markers set at each corner point of a property.
Property lines may not always be easily distinguishable on the ground. Additionally, features shown on the Survey may change over time with the installation of new fencing, additions to buildings, etc. The Corner Markers provide a physical indication of the property lines separate from the improvements.
Corner Markers are 18-inch-long steel rebars with a plastic identification cap driven into the ground and the top is flush with the surface. A wooden witness post is set next to each corner. In areas of solid ground cover, such as concrete or pavement, a steel PK nail or crosscut may be set instead.

Corner Markers always require a second field visit after the initial survey is completed.
Due to the general short turnaround times required for Title Surveys, BSI does not set Corner Markers on properties until after Closing is completed. A signed Corner Waiver is required to proceed with this service. Corner Markers can always be requested later as well.
Setting Corner Markers may be helpful when installing new features, such as a fence.

New Jersey state law requires the setting of Corner Markers whenever a Boundary Survey is performed, except when waived by the Ultimate User (contract purchaser or owner of the property).
The Corner Marker Waiver is a NJ regulatory form which must be signed and witnessed whenever the Ultimate User does not want the Corner Markers set. This includes when only some of the corners of a property are being marked.
Signing the Corner Marker Waiver form does not preclude you requesting a quote for corners to be set at a later date.
